Land & Site Feasibility

What should you know
about your plot?

Start with identity, intended use, planning context and access—not just plot area. A preliminary discussion helps identify the information needed before a meaningful architectural proposal can be developed.

01 / The starting point

What can I build on my plot?

That question needs a site-specific review, not a generic floor-area promise. Start with the plot identity, proposed use, access and applicable planning context.

02 / A site-assessment register

Five checks before
the first concept.

Use this to organise a conversation, not to score the plot as “approved” or “developable”. Missing information is a useful finding—not a reason to guess.

Working questionBring what you knowWhy it matters / next check

Identify the plot

Location pin, village or ward and survey / Gat / CTS number, if known.

The assessment needs to refer to the right parcel—not just a postal address.

A current record, a boundary discrepancy or measurement information may need verification.

Define the intended use

What you want to build, how it will be occupied and the stage of the idea.

A house, warehouse and commercial premises do not raise identical design and servicing questions.

An initial brief can identify the architectural and engineering inputs needed.

Establish planning context

Available land records, previous permissions and any known plan or zoning information.

Jurisdiction and land-use context affect which questions and authority checks are relevant.

Confirm the applicable authority and current planning position before drawing conclusions.

Understand access & conditions

Approach-road information, approximate levels, known drainage and existing structures.

Physical access and site conditions influence whether an intended arrangement is sensible.

A site visit, measured survey or specialist assessment may be needed by agreement.

Separate facts from assumptions

List what is documented, what you have been told and what remains unknown.

An unverified statement is not a reliable design input.

Agree which records or professional checks should precede a concept study.

This is preliminary consultancy. Legal title review, licensed boundary measurement, valuation and statutory determinations require the appropriately qualified professional or authority. No maximum building area or approval can be confirmed from this checklist alone.

03 / Prepare your enquiry

Bring the question.
Start the conversation.

Your name, callback number and project locality are enough to begin. Add a little context if you can; email and a longer description are optional.

  • Site pin, city / village and survey / Gat / CTS reference
  • Approximate plot area and source of that measurement
  • Available land records, access information and any previous permissions
  • The intended use and the specific decision you are considering
A conversation, then a scope

What happens
after you enquire?

You do not have to know the technical answer before speaking to us. The first conversation is about establishing the right question.

  1. 01 / You share

    The property & the intent.

Tell us where the site is, what you hope to do and what is uncertain. A brief description is enough for an initial enquiry.

  2. 02 / We discuss

    The appropriate next step.

We discuss the architectural or engineering scope, information gaps and matters requiring authority or specialist input.

  3. 03 / You decide

    An informed appointment.

If further work is appropriate, scope, deliverables, fees and responsibilities are agreed before it proceeds.

04 / Before we speak

Before we speak.

Can you confirm the maximum building area from the plot size alone?

No. A meaningful assessment also needs the applicable planning framework, site conditions, access, reservations or other constraints and the proposed use. An online area estimate is not a sanctioned development entitlement.

Do you verify ownership before I buy land?

Architectural review does not certify ownership or clear title. Engage a suitably qualified lawyer for title due diligence, and an authorised survey professional where boundary or measurement verification is needed.

Is every Bhiwandi site governed by the same authority?

No. Establish the actual site jurisdiction. MMRDA publishes a distinct Bhiwandi Surrounding Notified Area planning framework; a Bhiwandi postal address alone is not enough to select the permission route.
