Local ground.
Considered architecture.

Square Space is an architecture and engineering consultancy based in Sonale Village, Bhiwandi. Our studio on Kalyan–Bhiwandi Road works with owners and developers on residential, commercial and warehouse briefs, connecting design decisions with the documentation and coordination needed to build.

The first question is not just what to build, but which rules apply to the plot. Bhiwandi-Nizampur municipal limits and the Bhiwandi Surrounding Notified Area are different planning contexts. We review the site address, survey details, intended use and relevant authority before defining the design and permissions scope.

Begin with jurisdiction

For land within BNCMC jurisdiction, municipal building permissions form the starting point. Sites in the Bhiwandi Surrounding Notified Area may instead fall under MMRDA's special-planning framework. A Bhiwandi postal address alone does not establish jurisdiction.

( 03 / Statutory )

NOC and building-permission assistance in Bhiwandi. Understand the application before committing to the proposal.

We assist with architectural documentation, statutory coordination and liaisoning. The five review areas below are a guide—not a checklist that applies to every site. Planning-authority routes depend on jurisdiction; separate NOCs depend on the proposal.

/01
Planning / Local authority

Municipal building permission

For residential and commercial development within BNCMC jurisdiction, the building proposal needs the relevant municipal review.

This is a permission to develop—not a single NOC covering every other requirement. We assist with the architectural proposal, drawing coordination, application documentation and responses to scrutiny within our appointment. The site records, proposed use and existing approvals determine the starting point.

/02
Planning / MMRDA where applicable

Development-authority permissions

Sites in the Bhiwandi Surrounding Notified Area require the appropriate MMRDA planning review. Warehouse or logistics briefs should establish this context before the design is fixed.

We coordinate design, statutory documentation and MMRDA liaisoning where applicable. Development permission and municipal building permission are jurisdiction-dependent routes, not two approvals automatically required for every plot. Land use, site records and any required third-party NOCs must be reviewed together.

/03
Infrastructure / PWD · MSRDC where applicable

Highway, roadside & access NOCs

Warehouse and commercial proposals can encounter road-frontage and approach-access constraints. Identify who controls the adjoining road before assuming access is available.

Maharashtra PWD lists separate services for roadside-building NOCs and approach-road permissions. We assist with the architectural site layout, access drawings, documents and liaisoning with the relevant highway or road authority, including MSRDC where applicable. Road NOC, highway NOC and PWD NOC searches can refer to different requirements; the exact road and proposal decide which applies.

/04
Infrastructure / Alignment & influence zone

Metro NOC coordination

MMRDA's Metro Line 5 corridor connects the Thane–Bhiwandi–Kalyan planning context. A nearby proposal needs a plot-specific alignment and influence-zone check, not an assumption based on the city name.

MMRDA provides an NOC process for proposed construction within applicable metro alignments and influence zones. Square Space assists with architectural information, site-plan coordination, application documentation and follow-up within the agreed scope. The metro authority determines applicability and grants or refuses the NOC; no corridor-distance threshold or guaranteed outcome is assumed here.

/05
Safety / Proposed & completed provisions

Fire NOC & fire-approval assistance

Warehouse, commercial and residential proposals may require fire-safety review according to their occupancy, scale and the competent authority's rules. Use and storage requirements matter as well as the building envelope.

Provisional approval addresses the proposed fire-safety provisions; final approval involves the completed provisions and required evidence. We assist with architectural drawings, documentation and coordination with the fire authority and required specialists. Installation, inspection and licensed-agency certifications are not replaced by architectural consultancy. Only the competent authority issues the fire NOC or approval.

Clarity at
every stage.

Architecture, engineering, approvals and project management are part of the same practice. That makes it possible to coordinate a brief across disciplines rather than treating each drawing or application as an isolated task.

Begin with the work you can see in our portfolio, then define the appointment: the design stage, required technical inputs, documents available, authority interfaces and delivery responsibilities. Our team and studio approach explain the practice behind that process.

Service coverage / Bhiwandi

From our Bhiwandi studio, we serve projects in the city and its surrounding area, alongside Kalyan and Thane across the MMR. Share the precise plot location; authority boundaries, logistics or industrial use and road access can change the approval pathway.

Your questions,

( 07 / Before we begin )

Practical answers for your Bhiwandi project.

Where is Square Space based in Bhiwandi?

Our studio is at 2nd Floor, LM Tower, 206/207, Kalyan–Bhiwandi Road, Vishal Wadi, Bhadwad Naka, Sonale Village, Bhiwandi, Maharashtra 421302. We serve Bhiwandi, Kalyan, Thane district and the wider MMR.

Do you design residential, commercial and warehouse projects?

Yes. Square Space provides architectural design, structured planning, consulting engineering, visualization, NOC and building-permission assistance, legal consulting and project management. The published portfolio includes residential and commercial work, plus warehouse visualization. We agree the service scope for your brief before appointment.

Is every Bhiwandi building application handled by BNCMC?

No. Jurisdiction depends on the exact plot. BNCMC municipal areas and the Bhiwandi Surrounding Notified Area have different planning contexts; MMRDA is the special planning authority for the latter. Survey details and authority records must be checked before preparing a submission.

Can you help with highway, metro and fire NOCs?

Yes. We assist with architectural documentation, coordination, submission requirements and liaisoning for highway or road-access NOCs, metro NOCs and fire approvals where applicable. The competent authority reviews the application and issues any permission or NOC; specialist certifications remain with the required qualified professionals.

Is an MPCB consent the same as a building NOC?

No. MPCB uses Consent to Establish and Consent to Operate for applicable activities. These are separate from building permission and fire or metro NOCs, and do not apply to every warehouse. Specialist environmental consent services are not listed as a confirmed Square Space offering; discuss the project scope and any separately required specialist appointment.

What should I send for a building-permission enquiry?

Send the site address and survey or CTS number, available land records, intended use, approximate area or height, existing drawings and any authority correspondence. An initial enquiry can begin with the information you already have. We review the gaps and discuss the appropriate appointment, without guaranteeing approval or a fixed processing time.

( 08 / Field notes )

Before the
next decision.

A warehouse brief starts with the plot and the vehicle journey—not a standard floor plan. Our Bhiwandi warehouse planning guide explains how BSNA jurisdiction, access and operations inform the next design decision.

For statutory coordination, read what to prepare for Maharashtra fire approvals. If the plot may interact with the Thane–Bhiwandi–Kalyan metro corridor, use the site-first metro NOC guide to organise the location information.
