Architectural design
Concepts, working drawings and architectural detailing for residential and commercial briefs.
Design intent, technical coordination and a considered permissions strategy for Mumbai. Square Space serves residential and commercial briefs across the metropolitan region from its Bhiwandi studio.
In Mumbai, a residential or commercial proposal has to respond to more than its own footprint. Street access, neighbouring development, usable space, structural coordination and statutory conditions all inform the brief. Our approach connects architectural design with engineering and documentation early, so each decision has a clear basis.
Square Space serves Mumbai from Bhiwandi; we do not claim a separate Mumbai office. For sites within Brihanmumbai Municipal Corporation jurisdiction, the building-proposal pathway must be considered alongside any applicable project-specific reviews. Mumbai city, the suburbs and the wider MMR should not be treated as one interchangeable approvals jurisdiction.
Design, technical inputs and statutory coordination for your Mumbai brief. Appoint the disciplines your project needs.
Concepts, working drawings and architectural detailing for residential and commercial briefs.
Site feasibility, space planning and a structural strategy that informs design decisions early.
Engineering analysis, modelling and structural detailing aligned with the architectural proposal.
Renders and presentation studies that make scale, material and spatial decisions easier to assess.
Architectural documentation, application coordination and statutory liaisoning within the agreed scope.
Project documentation and development-related compliance advisory, alongside relevant technical inputs.
Scheduling, multidisciplinary coordination, quality control and handover within the appointed scope.
NOC and building-permission assistance in Mumbai. Understand the application before committing to the proposal.
We assist with architectural documentation, statutory coordination and liaisoning. The five review areas below are a guide—not a checklist that applies to every site. Planning-authority routes depend on jurisdiction; separate NOCs depend on the proposal.
For a site within BMC jurisdiction, the architectural proposal needs the appropriate building-proposal review. Available property records, land use and any existing permissions establish the starting point.
We assist with architectural drawings, technical coordination, application information and responses to scrutiny within the agreed appointment. IOD and other proposal conditions are not a blanket permission to construct: the applicable construction milestones must also be satisfied. Required authority-specific registrations or specialist appointments are confirmed separately, not assumed.
A new development or an existing project with permission queries needs its current approval stage established. Proposed drawings, sanctioned drawings and the built condition should not be treated as interchangeable.
BMC's official system identifies commencement and occupation-related approvals as separate stages. Square Space can coordinate architectural-documentation inputs and relevant consultant information within the appointment. The review must establish outstanding conditions and the required authority process; consultancy does not grant permission to start works or occupy a building. Other statutory requirements remain separate.
Road-facing residential or commercial proposals may encounter controlled access or roadside-building requirements. The adjoining road's authority and proposed access need to be identified before the site layout is fixed.
Maharashtra PWD distinguishes roadside-building NOCs from approach-road permissions. We assist with site layouts, access drawings, supporting documentation and statutory coordination with the relevant road authority, including MSRDC where applicable. PWD or highway requirements should not be applied to every Mumbai street; local access reviews and road-control conditions depend on the site.
For a proposal near a Mumbai metro corridor, review the relationship between the site, alignment, influence zone and depot-related area. First establish the authority responsible for the particular corridor.
MMRDA publishes an NOC process for construction within applicable alignments and influence zones of its metro lines. It must not be assumed to cover every Mumbai metro corridor. Square Space assists with architectural information, site-plan coordination and application documentation within the confirmed scope. The relevant authority determines whether an NOC is required and decides the application.
Residential and commercial proposals may need fire review based on occupancy, height and other building characteristics. Access, escape arrangements and protection-system coordination need to be considered at the appropriate design stage.
Provisional fire approval addresses proposed safety provisions; final fire approval concerns completed provisions and required evidence. We assist with architectural drawings, submission documentation and coordination with the competent fire authority and required specialists. Fire-system installation, inspection and licensed-agency certifications remain separate responsibilities. The authority—not Square Space—issues any approval or NOC.
The programme, site and intended use shape the work—not a one-size-fits-all drawing.
Homes and residential proposals: useful floor space, daylight, circulation and a coordinated architectural and engineering response.
Retail and commercial architecture: street presence, access, occupancy needs and technical documentation suited to the brief.
Visualization, structural inputs and statutory-documentation support, brought together within a clearly defined appointment.
Published residential and commercial work demonstrates our approach to massing, detail and coordination. These are portfolio references, not claims of completed Mumbai commissions.
Residential / VisualizationA residential tower visualization study exploring verticality, façade rhythm and scale.
Commercial / BhiwandiArchitecture, visualization, liaisoning and project management in one published commercial commission.
Architecture, engineering, approvals and project management are part of the same practice. That makes it possible to coordinate a brief across disciplines rather than treating each drawing or application as an isolated task.
Begin with the work you can see in our portfolio, then define the appointment: the design stage, required technical inputs, documents available, authority interfaces and delivery responsibilities. Our team and studio approach explain the practice behind that process.
Practical answers for your Mumbai project.
Square Space is based in Bhiwandi and serves Mumbai and the wider MMR. This is a service-area page, not a claim of a separate Mumbai branch. Use the existing contact form to discuss your site, intended use and the design, engineering or approvals support required.
You can discuss architectural design, structured planning, consulting engineering, 3D visualization, building-permission and NOC assistance, legal consulting and project management. The appointment is defined around the brief and site; specialist statutory submissions and any required professional registrations must be confirmed for the relevant authority.
No. BMC's construction-permit system treats building-proposal, commencement and occupation-related approvals as distinct milestones. Their requirements depend on the proposal and existing permissions. Architectural-documentation assistance does not authorise construction or occupation; the appropriate authority permissions are required.
No. Applicability depends on the actual plot, road authority, proposed access and relevant metro alignment or influence zone. The metro authority for the particular corridor must be established; MMRDA's published process should not be assumed to cover every Mumbai metro line. We discuss the site-specific documentation and coordination scope.
Yes. We assist with architectural drawings, submission documentation and coordination with the competent fire authority and required specialists. Provisional design approval and final fire approval concern different stages. Required fire-system installation and licensed-agency certification are not replaced by architectural consultancy.
Share the site address, survey or CTS details, available land and property records, proposed use, current drawings and any existing IOD, commencement, occupation or NOC correspondence. Tell us the stage and scope you need reviewed. We discuss the documentation and appointment without guaranteeing an approval or a fixed processing time.
IOD, Commencement Certificate and Occupancy Certificate serve different purposes. Read the Mumbai approval-stage explainer before treating them as interchangeable documents.
For a project with specialist interfaces, our fire-approval preparation guide explains responsibilities, while the MMR metro NOC guide separates corridor-specific review from assumptions based on proximity alone.
