Property Documentation & Development Readiness

Make sense of
your property file.

Separate missing information from questions that need professional verification. An initial discussion can help identify whether your next step belongs with an architect, engineer, lawyer, surveyor or the relevant authority.

Bhiwandi Kalyan Thane & the wider MMR

Start with a conversation. No finished drawings needed.

Organise a property information fileThree labelled document sheets distinguish land records, previous drawings and approval correspondence. They are illustrative, not official documents.01 / LAND RECORDS02 / PREVIOUS DRAWINGS03 / APPROVAL HISTORYTHE PROPERTY FILE
A file to understand, not a title certificate.Illustrative document study. Share a description—not private papers—in your first enquiry.
01 / The starting point

What should I resolve before developing my property?

Separate information gaps from questions needing professional verification. Architectural preparation can help organise a development brief, but it does not replace legal or statutory review.

02 / Find the right professional

Different questions.
Different expertise.

The useful next step depends on the uncertainty. Square Space can discuss the architectural and engineering brief without presenting every property issue as a design problem.

Your questionWho may need to be involvedPrepare for the discussion

Existing drawings or a proposed change of use

Architectural or engineering discussion

Available plans, intended work and any known differences from the records.

Ownership, title, disputes or litigation

Independent qualified lawyer

A non-confidential description of the issue. Drawings cannot resolve an ownership conflict.

Boundaries, measurements or survey discrepancies

Appropriately licensed / authorised survey professional

Plot identifiers, available measurement information and the discrepancy to be checked.

Land-record entries or revenue questions

Relevant revenue authority or qualified specialist

Identify the record and the uncertainty; do not assume a record entry grants building permission.

Approval status or authority conditions

Competent authority, with the appointed professional as appropriate

Existing permission references, plans, remarks and the specific status question.

No title certification, dispute resolution, regularisation or developability guarantee is offered through this page. Obtain the appropriate legal or specialist assessment where necessary.

03 / Prepare your enquiry

Bring the question.
Start the conversation.

Your name, callback number and project locality are enough to begin. Add a little context if you can; email and a longer description are optional.

Property identity
Location, survey / Gat / CTS reference and the type of property. Say “not sure” where needed.
Records available
List any land records, property card, 7/12 extract or other papers you hold. Do not upload them here.
Drawing & approval history
Note whether previous plans, permission references or authority correspondence are available.
Your intended next step
Describe what you want to build, change or understand, and the specific information gap.
A conversation, then a scope

What happens
after you enquire?

You do not have to know the technical answer before speaking to us. The first conversation is about establishing the right question.

  1. 01 / You share

    The property & the intent.

Tell us where the site is, what you hope to do and what is uncertain. A brief description is enough for an initial enquiry.

  2. 02 / We discuss

    The appropriate next step.

We discuss the architectural or engineering scope, information gaps and matters requiring authority or specialist input.

  3. 03 / You decide

    An informed appointment.

If further work is appropriate, scope, deliverables, fees and responsibilities are agreed before it proceeds.

04 / Before we speak

Before we speak.

Should I upload my title deeds or identity documents with the first enquiry?

No. Use the existing form for a short description and callback details only. Our team can discuss what documents are needed and how to share them appropriately if an appointment follows.

Does a 7/12 extract or property card confirm permission to build?

Do not treat a land-record entry as a building permission or as a substitute for legal title review. Planning and ownership questions need the appropriate separate checks.

Can you resolve a land dispute through planning drawings?

No. Ownership conflicts, litigation and legal claims require the appropriate legal process and professional advice. Architectural drawings cannot substitute for that.
